Owner Acquisition — Learning Center

Find rental properties, match them to owner records, and unlock verified owner contact details.

1. What is Owner Acquisition?

Owner Acquisition helps you discover rental properties, see how they perform, and unlock verified owner contacts. You can:

  • Build lists of properties to target.
  • Filter by location, type, size, performance, and ownership signals.
  • Match listings to public property records.
  • Look up owners to reveal name, email, phone, and mailing address.

Find it under Property Manager Tools → Owner Acquisition.

2. Plans & lookup credits

Owner Acquisition is a subscription add-on. Without an active subscription, you'll see a purchase page instead of your lists.

Plan Billing Lookups / month
Monthly Monthly 500
Annual Annually 500
  • Each owner lookup uses credits; your allowance resets every billing cycle.
  • You can switch your plan type anytime from Manage Plans.
  • Subscribing requires a payment method on file and accepting the terms. Promo codes can be entered at checkout.
  • If you cancel, you keep access until your billing cycle ends, then can still view your previous lists.

3. Building lists

Lists are saved groups of target properties. From the Owner Acquisition home you can create a list, filter by market, toggle Just mine, and archive or restore lists. Open a list to work with its properties in the Prospects grid.

4. Finding & filtering properties

Each property in the grid may carry two kinds of data:

  • Listing data — performance signals (revenue, occupancy, ADR, reviews, performance tier).
  • Property record data — the public record (owner name, parcel, ownership signals).

Filter by: source type, match status, property type, bedrooms, bathrooms, has-owner-contact, and free-text search (address, city, owner/host/property name, IDs). Results sort and paginate.

Tip: Property records flag absentee owners and recent ownership changes — often your most receptive prospects.

5. Matching

A property can appear as a listing and as a public property record. Matching links the two so you see performance and ownership data together.

  • Linked = matched, with a match confidence. Only one side = unmatched.
  • Owner lookups require a matched property record — the owner's identity comes from the record.

You can create, confirm, or remove matches, and filter by match status.

6. Looking up owners

A matched property starts without contact details. A lookup reveals the owner and uses credits.

  • Single lookup — unlock one owner (you'll see your remaining balance first).
  • Batch lookup — unlock several at once.

A lookup works when you have an active subscription, credits remaining, and the property is matched with no contact yet. If you're out of credits, wait until your next billing cycle. Reopening an already-unlocked owner doesn't cost another credit.

A completed lookup returns the owner's name, ranked emails (with validation status), ranked phone numbers (type, carrier, reachability, and DNC/TCPA/Litigator contactability flags), and mailing address.

7. FAQ

Still seeing the purchase page after subscribing? Refresh. If you recently cancelled, you may be in the grace period — use the link to view previous lists.

Purchase failed? Usually a missing payment method or declined card — update it and retry. Terms must be accepted.

"Insufficient credits"? You've used your monthly allowance — wait for the next billing cycle.

Can't look up an owner? The property must be matched and have no contact yet. Link a listing to a record first.

Property shows only one data type? It's unmatched — create or confirm a match to enable lookup.

List missing? Check archived lists and restore it.
