ADR, RevPAR, and Revenue calculations in OTA reports now includes guest fees alongside accommodation charges, providing a more complete view of total revenue performance.
We're updating the revenue data that is included in Airbnb and Vrbo OTA reports to provide you with more comprehensive financial insights. Specifically, ADR, RevPAR, and Revenue KPIs now include both accommodation charges and guest fees where available.
Your Metrics Stay the Same
- ADR – Average Daily Rate
- RevPAR – Revenue Per Available Rental
- Revenue – Total revenue
What's Different Under the Hood
Previously: The above metrics were calculated using accommodation charges only.
Now: These same metrics are calculated using accommodation charges plus guest fees (cleaning fees, service charges, etc.) when viewing Airbnb and Vrbo reports.
Why this change? Including guest fees provides a more accurate picture of total revenue performance and actual guest spending. You'll see slightly higher values in your OTA reports for recent historical data, reflecting the complete revenue story rather than just the accommodation portion.
The bottom line: You don't need to change how you navigate your Airbnb and Vrbo reports. The calculations are simply more comprehensive now.
What Date Ranges Are Affected?
Current Data (June 2025 to Present)
No change. Metrics already include accommodations + fees.
Recent Historical Data (January 2024 through May 2025)
Data updated to include fees. You'll notice ADR, RevPAR, and Revenue KPI values are slightly higher in this date range as we've updated historical accommodation and fee data.
Older Historical Data (January 2020 through December 2023)
Unchanged with Accommodations-only. Metrics will continue to reflect accommodations only, as detailed fee data is not available for this historical period.
